inCASA is a licensed Italian rental agency serving tenants and landlords in English, Italian and German. We operate in Milano, Roma, Bologna, Firenze and Torino — visiting every home in person, explaining every clause of the contract in your language, and registering every tenancy the way Italian law requires.
We built the agency we wished existed when we moved.
inCASA was founded by people who had already been through the process themselves — packing up a life in one country and trying to make sense of contracts, deposits and landlords in another. We knew how often expats get quoted the wrong price, shown photos of an apartment that doesn't exist, or asked to wire a deposit before anyone has verified anything.
So we do it differently. Every home on inCASA is visited in person by someone from our team before it's listed — no exceptions, no stock photos. Every contract is explained clause by clause in your language, not just handed over in legal Italian and hoped for the best. And every step, from first message to key handover, happens in English, Italian or German, whichever you're most comfortable in.
We started in Garlasco, in the Lomellina countryside south of Milano, and we've kept that local, hands-on way of working even as we now support expats moving to cities across Italy.

Real prices, real photos, real ownership checks — every listing is verified against the land registry (visura catastale) before it goes live. No surprises at signing.

Applications reviewed in 1–2 business days, messages answered within hours, not weeks. Moving country is stressful enough without waiting on an agency.
Protezione
You never pay before your application and the landlord's documents have both been verified. Deposits are capped and handled exactly as Italian law requires.

From finding your ideal apartment to getting the keys — here's exactly what to expect when renting through inCASA.
Choose your apartment
Browse our listings and select the property that best fits your needs, budget and preferred city — Milano, Roma, Bologna, Firenze, Torino or anywhere in between. Take your time to review all details, photos and available dates before moving forward.
Submit your application
Once you've found the right place, submit your rental application through our platform. You'll be asked to provide a set of required documents — typically a valid ID or passport (plus your codice fiscale if you already have one — we help you get it if not), proof of income (recent salary slips or employment contract) and a recent bank statement. All documents are handled securely and confidentially.
Application review & landlord check
Our team carefully reviews your application and documents. We then present your profile to the landlord for their approval. This process typically takes 1–2 business days. You'll receive an email notification as soon as a decision has been made.
Payment & billing details
If your application is approved, you'll be asked to complete your billing details and make the upfront payment: the first month's rent and the security deposit (deposito cauzionale — capped at 3 months' rent by art. 11 of Law 392/1978). Both payments are required to secure the rental and confirm your reservation.
Invoice, contract & signing
Once payment is initiated, you will receive your official rental contract (under Legge 431/1998) and invoice by email. Review the contract carefully, sign it and return it to us — we register it with the Agenzia delle Entrate within 30 days, as required by Italian law. Attach the signed copy on your payment page to complete the booking.
Viewing arrangement & move-in
After we've received your signed contract and confirmed your payment, our team will get back to you to arrange the viewing of your new home. The rental contract officially starts on the date you choose — so you're always in control of your move-in timeline. Welcome to your new home!
